THE CLI SALE-LEASEBACK STRUCTURE
Credit Lease Investments, LLC (“CLI”) purchases major company facilities in exchange for a Sale-Leaseback Agreement with major company buying out CLI for $1.00 at the end of the lease term. PURCHASE PRICE: $10-300 million LEASE TYPE: Absolute Triple net with Lessee buying out CLI for $1.00 at the end of the lease term. LEASE TERM: 10-30 years (usually 20 years) LEASE PAYMENTS: CLI initial annualized rent is typically at an interest rate well below commercial rates and major company corporate bond yields. Annual rent escalations are typically 3.00%.
