THE CLI LEASE STRUCTURE
CLI provides 100% of project costs for to-be-built facilities in exchange for a lease from a major company or lease guaranteed by a major company, with lessee buying out CLI for $1.00 at the end of the lease term.
MINIMUM PROJECT COSTS: MAXIMUM PROJECT COSTS: MAJOR COMPANY CREDIT: LEASE TYPE: LEASE TERM: LEASE PAYMENTS: $10 million $300 million BBB- stable or better rated

If unrated, company needs to show approximately $125 million+ in annual Net Income on a consistent basis. Absolute triple net with Lessee buying out CLI for $1.00 at the end of the lease term. 10-30 years CLI's initial annualized rent is typically at an interest rate well below commercial rates and major company corporate bond yields. Annual rent escalations are typically 3.00%.
